The Waldorf Astoria Kuala Lumpur will occupy the former Hotel Istana site on Jalan Raja Chulan, which ceased operations in September 2021 after 29 years.

Hilton is expanding its luxury portfolio in Kuala Lumpur with the opening of Waldorf Astoria and Conrad hotels by the end of the year, both housed in repurposed landmark buildings in the Golden Triangle.

Two historic sites, two new luxury hotels

The Waldorf Astoria Kuala Lumpur will occupy the former Hotel Istana site on Jalan Raja Chulan, which ceased operations in September 2021 after 29 years. Hilton signed a management agreement with Tradewinds Corp Bhd in August 2022 to reconfigure the 2.92-acre site into a 23-storey, all-suite property. The largest suite will be 745 square metres and include its own gym, treatment room, and private garden. Tradewinds, the property and hospitality arm privatised by Tan Sri Syed Mokhtar Albukhary in 2013, owns the asset and signed the agreement, ensuring a legacy of high-ceilinged spaces is preserved.

The Conrad Kuala Lumpur is being developed on the former Malaysia Airlines Bhd headquarters site, known as the Bangunan MAS plot. Permodalan Nasional Bhd (PNB) acquired the property in 2006 for RM130 million and masterminded PNB Project 1194, which includes a 50-storey Conrad tower and a retrofitted 35-storey office tower, Menara 1194. Architectural firm Kumpulan Senireka designed the development to place the hotel and office tower side by side, linked by a six-storey podium built around a central light court and rooftop garden.

Design and dining

Interior design for the Conrad was led by Singapore-based LTW Designworks, which referenced Kuala Lumpur’s tin-mining heritage through earthy tones and mineral textures. Dubai-based Stickman Tribe oversaw the restaurants, creating concepts like Charter 47, a speakeasy named after Malaya Air’s first charter flight in 1947. The Waldorf Astoria project involves collaboration with Deboss Collective and LW Design Group, blending classic proportions with a contemporary aesthetic. The design draws on the building’s generous scale and high ceilings, while a collaboration with the Islamic Arts Museum Malaysia introduces curated artworks and selected pieces from the museum’s collection.

Both properties feature extensive dining options. At Waldorf Astoria, Peacock Alley pays homage to the New York location with high ceilings and stone columns, while the Istana restaurant serves contemporary local cuisine. Conrad Kuala Lumpur offers six venues, including Gami by Michelin-starred chef Junichi Yoshida and China Blue by Jereme Leung. Michelin-starred chef Jean-Georges Vongerichten oversees three concepts at Conrad, including The Bar by JG, JG KL, and abc kitchens KL.

Service and facilities

Wellness facilities span 2,275 square metres at Waldorf Astoria, featuring herbal steam rooms, mineral salt saunas, and an Oriental hammam. Event spaces are substantial, with the Waldorf Astoria Grand Ballroom spanning 1,545 square metres.

Malaysia is Hilton’s second-largest portfolio in Southeast Asia, comprising 26 properties with another eight in the pipeline. With about 10.7 million tourists having come to Malaysia so far this year, representing a 5% year-on-year increase, the market is showing robust vitality. This growth is supported by a forecast of 9% annual demand for luxury travel in Malaysia through 2031, with tourism contributing 11% of the nation’s gross domestic product and supporting 2.7 million jobs.

For us, Waldorf Astoria is that pinnacle. It’s an iconic, legendary brand with a lot of history behind it. Conrad is our younger, bolder luxury proposition. We firmly believe that is a great dual offering,” says Murray.

“Our culinary offerings make a huge difference. That positioning is really important to ensure these luxury properties resonate with locals and residential customers,” says Murray. “Ultimately, though, it comes down to the service, and dining experiences are a big part of how we bring that to life.”

Future strategy

Hilton vice-president and regional head of Southeast Asia Alexandra Murray notes that Malaysia is the group’s second-largest portfolio in Southeast Asia. “Malaysia is our second-largest portfolio in Southeast Asia. We currently have 26 properties in Malaysia and another eight in the pipeline. So, watch that space. It might become the largest [Hilton portfolio in Southeast Asia] before long,” she says.

Talent development and sustainable practices remain central to the strategy. Murray emphasises using sustainable materials during construction rather than focusing solely on operations. Energy-saving sensors and smart management systems power down unused areas, while regional programmes like the Green Ramadan initiative cut food waste by an average of 80% per plate across 22 countries.
